21 Story Development Proposed at Kallison Square

An Austin developer has plans to add onto the spate of development around downtown San Antonio. Teeple Partners has plans for a project called Kallison Square, which would have a two-tower mixed-use community near City Hall. According to recent reports in the San Antonio Business Journal and the San Antonio Express-News, the 21-story development is envisioned featuring one tower with residential and retail space along Dolorosa Street, and one office space tower on Nueva Street. The towers would sit on a lot measuring less than 2 acres.

The Express-News and Business Journal articles state that the $83 million total project will benefit from $8 million in tax incentives, including $5.9 million in tax reimbursements. The retail and office space will account for about 45,000 square feet. The residential part will feature 305 units. Amenities could include a fitness center, a pool with a rooftop deck, an artistic space, and a commons area, all on different floors. Both towers will be built above six stories of parking space.

Teeple Partners is experienced in building multi-family developments. The firm built the local Willow Creek and Bulverde Oaks apartments complexes. The developer states the following about the planned project its website: “Situated in the heart of Downtown San Antonio across from City Hall and the San Fernando Cathedral, this mixed-use property is convenient for retail, restaurant and office space. Development opportunities for multi-family are also on the horizon.”

Kallison Square would be a significant addition to the $2.4 billion in recent investment in developments in the city’s downtown sector, according to a recently published report by the nonprofit Centro San Antonio. That investment includes more than $750 million in recent mixed-use projects. That includes the Frost Bank Tower skyscraper, the planned Hemisfair developments, and a multi-story hotel with restaurant space planned along the Riverwalk, in the former Solo Serve store site.
