Local development firm McCombs Enterprises is seeking to add to the development boom on the far West Side with plans to build retail and residential space onto 145 acres near SeaWord San Antonio. According to a recent San Antonio Express-News article, McCombs Enterprises hopes to partner with some other developers to develop 60 acres for retail space and three multi-family complexes, each with 350 units. McCombs has owned the 145 acres, located northwest of Loop 1604 and Military Drive, since 2005.
The Express-News article stated that McCombs officials want to start construction in 2018, taking advantage of the steady rate of commercial and residential growth on San Antonio’s far West/Northwest Side. In the article, McCombs officials said the apartment rents could range $1.25 to $1.45 per square foot. While the area outside is seeing an influx of new infrastructure, there remains large undeveloped tracts, but that number is decreasing.
SeaWorld and Northwest Vista College have long been major economic development anchors in the area, but they have been recently joined by several high-tech and financial services data and customer centers, more health care facilities, hotels and resorts. Accordingly, more single-family home and multi-family developments have sprung up around the area. In the Express-News story, more than 10 master-planned communities are being developed between 1604 West and the Bexar County line, according to Metrostudy, a housing research firm. That accounts for more than 27,700 new homes and 80,000 residents.
But McCombs Enterprises hopes that their development will help to fill in the gap of retail opportunities on the far West Side. The firm also owns a separate 1,760 acres in the area, where it is developing one master-planned community, Redbird. Because half of the 145-acre tract is within San Antonio city limits, the city’s zoning commission will meet Sept. 19 to review the proposed development.
