PROJECT UPDATE: Argyle’s Alamo Heights Multifamily Moving Forward

Representatives with Austin developer Argyle Residential stated that their planned 150-unit apartment complex at Austin Highway and Broadway will be a crown jewel for Alamo Heights, sparking economic rebirth in the city and improving its appearance.

We are happy to report that Arygle is one step closer to making the development a reality after being granted a conditional special use permit (SUP) on April 13 by the Alamo Heights City Council.  The permit includes having Ellwood Street, a cut-through road that links Austin Highway and Broadway near a mix of present-day condominiums, town homes and businesses, stay open as a public road.

Argyle’s managing partner John Burnham told the council that the developer would realign Ellwood around the northwestern boundary of the project property site.

The plan involves an estimated $22 million in new construction on a four-story building, including retail space – the developers envision a small restaurant or café – and amenity space for renting residents. A small triangular piece of land at the very intersection of Austin Highway and Broadway will be kept as part of the project and be maintained as greenspace for the public.

The consulting engineers representing the developer promised the council that the project should be able to comply with local codes when it comes to drainage runoff.  The council’s decision upheld approval of a conditional SUP previously passed by the city’s planning and zoning commission. The city’s architectural review board gave the greenlight to a preliminary design of the apartment complex provided by local firm Overland Partners Architects.

Burnham praised the aesthetics involved with the planned structure. “Rick’s (Archer of Overland Partners) vision is locally and nationally derived. It’s something site specific but can enhance the overall realm,” Burnham said. He added the project would bring Class A luxury apartments to the city, with the highest rental prices in the area.

The staff at are excited to see this project progressing and are proud of the Alamo Heights City Council for having the vision to support Argyle Residential in their bid to bring this Class A development to the City.
